St Andrew’s Hospital appointed RCP in 2015 to provide full project management services for the new $50m, three storey eastern clinical development.
The project comprised the construction of a new day surgery centre, 28 bed ward, staff gym and new three level basement car-park; relocation of the central sterile services department (CSSD) to the former procedure/angio suite area; and the redevelopment of the existing service compound and plant building to accommodate a new tri-gen ( electrical) power plant.
RCP Director, Richard Little oversaw the development from concept design to completion. Due to tight timeframes, the project required a bespoke procurement delivery model. The early works were procured under a traditional lump sum tender and the main works were procured under a managing contractor agreement with a Guaranteed Maximum Price (GMP) provision for cost certainty. This allowed the main works design to progress while the early works was under construction, compressing the programme for early delivery.
The early works comprised major services enabling works and upgrades, demolition of the existing car park, major civil works and subsurface structural work. The basement was formed using a diaphragm wall, an unusual construction technique rarely used in Adelaide, due to the high-water table in the site’s location. The main works comprised the balance of the project, including all superstructure, services and fit-out works.
Although it was a complex building project with a fast track delivery programme, Richard and his team demonstrated a high level of healthcare expertise and successfully guided the project team to achieve all programme milestones throughout the design and construction phases to deliver a high quality, world-class facility, on time and on budget.
RCP understood our specific needs and was able to successfully mitigate the significant risk posed to St Andrew’s Hospital whilst maintaining a harmonious team environment on this project. Richard and his team demonstrated a detailed understanding of undertaking construction works in a live hospital environment and proactively liaised with all stakeholders to minimise the impact to the hospital’s staff, patients and visitors. Additionally, the team demonstrated a strong client focus, going above and beyond in order to assist the hospital to achieve programme and cost savings and maintain a good relationship with the local residential community.
Construction completion was achieved on 9th March 2018, with the hospital opening on the 31st May 2018. I congratulate the RCP team for their professional approach and outstanding commitment to this project, and acknowledge RCP’s contribution to the outstanding success and standard of excellence that is the new St Andrew’s Hospital Eastern Clinic. I would not hesitate in engaging RCP’s services again in the future.
