It’s full steam ahead for 101 Albert Street

Described as a ‘vertical village’ the Over Station Development (OSD) at 101 Albert Street in Brisbane is one of four above-ground precincts our client QIC is delivering for the Cross River Rail (CRR) project.

Aligned with the high-density nature of Brisbane’s inner city QIC is proposing to construct a PCA A-grade commercial office tower on the site. While the development is commercial led, it is a true mixed-use development, with the lower levels providing a variety of retail and dining opportunities, a substantial public realm and activation prospects plus third space and building amenity.

Designed by Architectus and Henning Larsen, the ‘Rainforest Tower’, when viewed from the Albert Street CRR station, will appear as a subtropical vertical garden, with seamless transitions between indoor and outdoor spaces, further enhancing the feel of the new precinct.

The recessive podium form allows for the creation of public realm on the ground floor, and for public and private outdoor spaces within the podium levels to be maximised. This urban green space will contribute to the Albert Street section of the Brisbane City Council’s ‘Green Spine’.

The podium has also been designed to align with the Albert Street CRR Station awning, providing a complementary transition between the Albert Street CRR Station and 101 Albert Street.

Since obtaining development approval in November 2023 work behind the scenes on the 101 Albert Street project has accelerated. RCP is currently managing the 80% design development process, ready for tender later in the year.

Albert Street Green Spine

As part of CRR, a new public realm on Albert Street between Elizabeth and Mary streets will become part of Brisbane City Council’s ‘Green Spine’ vision for Albert Street.

The Green Spine proposes to transform Albert Street into a tree-lined pedestrian friendly way, from City Botanic Gardens to Roma Street Parklands. Construction of the Albert Street public realm is set to commence from June 2024.
